What room do I have to further negotiate this lease? Is this a good deal?

I am looking to pull as good of a deal as I possibly can and this will also be my first lease.

I am feeling a bit daunted in regards to all of the pieces that can come into play on a lease. Is the below a good deal? I am more than willing to walk if it is not.

MSRP: $51,180
Discount: $8,000
Lease Cash: $466/mo before tax and prepaid maintenance.
Term/Miles: 36 months/12,000 miles
Residual:
Money Factor: I am currently requesting this information.
Dealer Fee: $299 proc/doc fee
Acquisition Fee: I am currently requesting this information.
State Sales Tax: 7%
Due At Signing: $0 down, first months pay.

$8k is a decent discount, but the only way to confirm that you're getting the discount as stated and the other terms result in the payment you're being quoted is to do your own calculations.

Download the lease spreadsheet at www.carbuyingsite.wordpress.com and fill in the blanks. I'm not concerned with getting the "best deal possible", which is impossible to determine. I just want a deal that's fair to both parties.
