Building a new House/Garage

I'm building a new house and so I get to design my garage. It's not going to be some of your crazy-*** stables I see up here but it's going to be a great place to work on my cars compared to what I have now which is a two-stall with no real automotive coolness. I don't have a huge amount of space in the new garage(s) but I'm going to have a lift and substantial lighting, a 90gal air tank in my garage with lines running out, a wash-bay with high-pressure, filtered, warm water. Some ideas I've gotten so far from local car-guys is to put a plastic sheet up that runs on a curtain system like around a hospital bed to separate the wash-bay, drain-boxes with the drain raised a couple inches to catch debris. I would love to hear any ideas you guys have or any stuff you wish you would've done differently - especially with respect to lighting. Here's the garage plan currently. I have a pretty big office (like 20x20) above the garage up those stairs from the mud-room.



oh yeah, I went out the other night to do something and saw how packed in I am now and had to get a shot for posterity. Here's one reason I'm building a new house/garage

Isn't it supposed to be called storage instead of garden on the Northwest corner of the North garage ?

Heh, probably but it's what my wife always called her 'Garden Room' as we worked with our Architect. It's storage for Gardening stuff. Our main storage will be in another part of the house in the basement - both of these garages are excavated underneath and spanned by Spancrete. Under the NE garage is work-out room and probably some amount of play area for our kids. Under the entire SW garage will be a 20x30 home theater - WOOT!

The garage itself looks exciting. I'd probably find a way to grow the sf to provide more room for craps like lawnmower, bikes, rakes, etc. If I were to build my own garage, I'd put a small office adjacent to it.

Bif looking great and congrats

Here's a couple items you may want to put into your garage/house.

1. lighting, Recessed, flourescents, or low voltage.
2. make sure you place extra plugs in your garage.
3. since your building from scratch, see where the architect is deciding to place the main breaker panels. I would suggest the garage. Alot of new homes are being built with the main in the basement. Easy for the contractor at time of construction , but a pain in the future if your looking to add to it.
4. I placed hot and cold water spigots in my previous garage and when the concrete slab was poured I had a drain system placed so all the water would drain out. If the drain ever need cleaning the grates could lifted and the channel hosed down. I had the drain run in the center of the garage floor with a slight slope.
5. pipe in audio/video into the garages. Since your building a home theatre in your basement, have your audio/video specialists prewire your house. Nowadays it's pretty easy since everything is one cable ( 2 cat6e & 2 rg6's). Once you have everything prewired go into your house prior to drywall and take pictures of your walls. That way if you don't want to have all your rooms wired in for sound/video you can always do it later.
6. Install a central vac system, place the main tank in the garage, don't let them convince you to place it in the main house. It's loud and still lets out a bit of dust
7. Depending on your area your living, have your contractor prewire your main panels for a backup generator.

Many thanks, exactly what I was looking for! Could you post pics of your drain system. I think I know what you mean, but pics would help. I had not thought of pre-wiring it, but it makes great sense and I'm going to do that. Central vac is already going in the garage and I plan on lots of plugs.

The breaker panel is going in the basement per usual, but I would be curious to know more about why it's nice to have in the garage?...do mean to add circuits?...

The bikes will hang on the ceiling of the SW garage and the kids get their own little garage for all their BS - strollers, big-wheels, all that mess - the other stuff, lawn-mower, rakes and all that? - well I haven't lifted a finger for lawn-care since I moved out of my parents house and discovered that there are people you can pay to do it rather than that screwing around they used to waste weekends on

I wouldn't mind an office next to it, but I had to settle for the one upstairs - it's pretty big though so I'm happy with it.

I like how you use house/garage interchangeably. I dont have much to contribute to this thread, but I seek to one day do the same thing you are, so I'm subscribed! Good luck. Looks like alot of fun w/ the potential for lots of unforeseen challenges.
