Tarry, i need your help!!
i have a 2005 Porsche Cayenne Turbo that i leased beginning 1-06 for 36 month lease.
1) i want to trade in my car and get a new one at dealership
2) take it to carmax and unload it there w/o purchasing vehicle w/ them
3) sell it on my own
my question is am i able to do any of the above and if so, how big is penalty for doing so?

All of those are options. You will need to call the lender to find out what your current payoff is that will include any early termination fees.
Another option is to try and have someone assume the lease using a service like Swapalease.com or LeaseTrade.com.
