If you don't mind the snow that come less than 20 times a year than here in Denver is one of the best places to be. You can get up to 5 bedrooms, 3 bathroom+basement homes under 200k. Alot of people are starting to make their way here from texas and california. And the summers here it has hit over 100 degrees several times this year.

I just moved from Houston. Lived there 3 years and that was enough for me. Really crappy weather. The weather may be 100 but the index would be 110 due to humidity. The minute you get out of the house, you're sweating. Real Estate is cheap. Traffic sucks but they are improving I-10. Pretty safe city. Galveston beaches are not great. But at least it's a beach.

hehe... wenk does work on many levels. Come to the east coast! Everything is expensive, the weather rocks, the beaches are good, and the ladies are well.. Some are amazing, the other are
