UPDATE:
Valve stem seals needed to be replaced and the job was just finished. Car is back up for sale. Oil filter housing gaskets were changed as well last night, oil was changed numerous times throughout the diagnosis period.
There is a CEL for Secondary Air Injection due to exhaust setup and failed to turn it off as it is a 06.
I am selling the car with everything I have for it including parts I did not get to install- Suvneer DRL kit, Suvneer Carbon Diffuser, Ice tank, Suvneer Secondary Heat exchanger, Boost monitor and original exhaust parts.
