BMWFS .00410 lease rate on M5?

BMWFS .00410 lease rate on M5?
A San Diego dealership told me .00410 (9.84%) money factor for a MY08 M5 24 month 73% residual. This can't be right? Someone please tell me they've added a point or three to this!!
