I think 3.25% is a fantastic rate with a 640 score on an FHA 30 year fixed. It seems that the PNW must be a very competitive area for rates too. Not too surprising since the area is loaded with whiny Prius driving, tree hugging liberals who feel they are entitled to everything for free.

A 2013 S63 is a 60-70K car, think long and hard before spending this much money on a 4 year old car that has super high depreciation, high insurance costs and a very spendy warranty. A house on the other hand is a great investment but don't be tempted to over extend yourself on a car way out of your financial league. Banks will give you all the rope you want and you will end up hanging yourself with it with bad decisions.

The Fed actually has nothing to do with mortgage rates. Mortgage rates follow the mortgage backed security coupons, which are traded on Wall St. Rates are also very sensitive to the region you live in. For instance, here in IL, we have the most competitive rates in the entire country. Our rates are generally lower than the East coast....and quite a bit lower than the South. Competition is a big driver of rates. There is definitely a lot more profit in it for mortgage companies on the East coast since their customers are used to paying more for their products and services. That's why the cost of living is quite a bit higher out there.

Good info, are you a real estate broker? Your last sentence is dead on. Can't stand them. Most of them can barely afford a city bus.

lol, ill first wait until at least 2021, this way I can buy it cheap and give er' the ol' mallet!
I will much rather save that money and buy an older duplex, mallet that some and rent it out. At least that what my dads advice is.

Mortgage rates (ie mbs) are traded on wall st, yes, but the pricing represents a risk premium over treasuries, which themselves are priced as a risk premium over over t bills / fed rate. Raise the fed rate, and everything else goes up. Ironically, lowering the fed rate didn't automatically lower everything else... as a lot of fat cats pocket larger spreads while rates came down gradually. Last I heard, they were still pockets way fat spreads relative to risk to treasuries (but I haven't looked this year).
So while it may true to say the Fed doesn't set mortgage rates, it is misleading to say the fed has "nothing to do with them".

I heard that Audemars Piguet is generally spread by synical people who use public computers to search ****. They usually whack off and then move the mouse with their whacking hand to the next image. Very easy to spread the disease as the bacterial warts can survive up to 30 minutes on surfaces other than the body.

Mike gave up on that pursuit eons ago. Now he's just happy that the choppier ride in his C-class won't hurt his package. As Mike always says, "It don't hurt if you can't feel it." Wise words!

The Coopers are a little too pricey fellas. I found an even cheaper tire!
It's made in Mexico and it's called "El Diablo Mucho Radial Supremo". $74 for a set of 4 at Costco. Plus they're good for the environment. They're made up almost entirely of recycled used condoms fished from the Rio Grande.
