Not recommended
I would not buy it
Just the brake pads and rotors are about 5k for front and back
Plus all the other expenses will add up fast
U will not be able to make money on it
Are u interested in keeping it for yourself?

I would pass.
Many of those items are signs of neglect by the owner.
Even if you fixed them all yourself it doesn't mean something new wi pop up once a week.
Does he have any other service records? It's easy enough to reset service lights and do no maintenance at all

The guy definitely put a lot of miles on the car (24k miles in 14 months). The concern I would have is about the engine work done. A new camshaft and lifters? Any engine problems and your savings could quickly disappear...
