Checking a 2005 E55.. Looking for feedback. (Long post)

2005 E55 / 2005 Mk4 Jetta GLI
PPI brief overview
s/c belt : recommend change due to age (shop cost $180)
serpentine belt : recommend change due to age (shop cost $180)
brakes 50% left (did not discuss cost)
tele aid : open circuit. (said to ignore) I think they may not be able to fix.
rear left tire : fair. (others good) strange why only one.
brake flush : recommended (shop cost $110)
coolant : flush recommended. (shop cost $90)
dynamic seats don't work : estimate $200 - $800 (rough guess)
SBC : all in good working order. (estimate to repair $2100 - $2500)
Otherwise, it basically in excellent condition.
Base on this information. What do you think a good offer would be? I was thinking $10,500 as is. $11,500 if everything was correct.
Would like your thought.
I think, I could do most of this. Except brake flush, need a SDS to do it. Gonna have to find one if purchased.

tele aid makes no sense to fix. Even if the system was functioning not many people subscribe to the service so the light would come on anyways that says not activated. You should be able to code it out of the cluster to keep the message away.
