Hope you read your contract!!
Besides the normal wear & tear you're responsible for replacing...they may
charge you eXtra for brake wear or suspension wear since you purposely changed the vehicle dynamics.
Remember there is no regulated standard fee for these wear/tear items. So they can charge you whatever they want.
per edmunds: "As the leasing market tightens up, banks are looking for a way to make money from returned cars. They will be more critical about wear and tear and any deviations from the lease contract".
as mentioned before, even if i kept them, i hate to return an almost brand new set (i don't drive much - 13K for 3 years).

Of course not with those tyres, I will have 225-40-18 and 255-35-18..
But will the rims fit?

I figured it was MM, but i guess the measurement is taken from the center of the rim?
I got some AMG 18" rims, Front are 7.5 ET30 and Rear are 8.5 ET 34.
I know that the AMG 17" are Front ET37 and Rear ET30.
