are those easy to install? or does one have to take it in to the dealer?

You can install these in 2 minutes easy. No tools needed.

does it come with everything needed to install and also the keys?

I've seen new ones come with some long black rubber piece, not sure what that is for.

the black rubber piece is to go in the gap on top. You trim it to fit so that no rain or water gets into the gap as well as abating wind noise.

You only trim it if you directly mount it using the t bits provided by thule/mb. Otherwise you leave the black bit as is and insert it fully.
